The development follows the announcement of a £650,000 makeover at DW Sports Fitness in Gainsborough's Marshall's Yard.
Spokesman Mark Cumberbatch said: "We are delighted to announce to be opening a new DW Fitness club in Lincoln.
"It is a fantastic area that is thriving at the moment and we feel we can offer the residents of Lincoln a new sporting experience unlike any other in the area."
Daniel Race, partner at property agents Hodgson Elkington, which handled the sale, said: "This is a hugely prominent main road frontage site in a very busy location.
"Having completed a sale to the YMCA previously, it is good to see the other half of the site sold and to see a prominent eyesore being transformed into an exciting new leisure facility."
DW Sports Fitness was set up in 2009 after Dave Whelan bought JJB fitness clubs and adjoining sports stores.
The chain has prospered since its opening, with Lincoln becoming the 68th fitness club in the group.
Boultham ward city councillor Ralph Toofany welcomed the development.
"Obesity is becoming a big problem in Lincoln and I welcome any new facilities that will help people keep fit," he said.
"There are more and more people these days that can't find a job so you have to welcome with open arms that 25 to 30 jobs are being created."

“I wonder what kind of swimming pool they'll use. Have continued to hear good things about Endless Pools (http://tinyurl.com/bflv636), which Alistair Brownlee and I believe some other Olympians work out in. I'd like to try some swimming in one!”

“Its very good that there will be a swimming pool etc and within easy reach of the center as most of the gyms in the center of lincoln dont have swimming pools and you have to travel out to the outskirts which is no good when you dont have transport”
